STEP 1: LOOK AT YOUR FINANCIAL SITUATION AND CREDIT SCORE
Ask yourself these questions: How much can I afford to pay each month? What debts do I have? What is my credit score? Do I have enough money saved for down payment and closing costs? If not, Omaha 100 is here to help! Schedule an appointment to get a rough estimate of what you can afford for a monthly mortgage payment.
STEP 2: DETERMINE WHAT LOAN YOU NEED
Are you purchasing a home or refinancing? Are you a first-time home buyer or are you a repeat buyer? Omaha has a variety of loan programs tailored to your individual needs. It’s also time to find out your credit score. Most of Omaha 100's programs don't require a minimum credit score, but it’s still important to know where you stand.
STEP 3: TAKE A HOME BUYER EDUCATION COURSE
Education and planning help make the home buying process easier and more enjoyable. Omaha 100 requires first-time borrowers using one of our loan programs to take an Omaha 100-approved home buyer education class through Family Housing Advisory Services. These classes will teach you about the home buying process, financing options and the responsibilities of home ownership.
STEP 4: GET PRE-APPROVED BY A WHEDA PARTICIPATING LENDER
Getting pre-approved for an Omaha 100 home loan saves time by helping you narrow down your search to homes you are qualified to buy. It also give you buying power! The pre-approval will help you look at the entire home buying process from upfront costs, down payment and monthly payments. Contact a participating consortium lender to start the pre-approval process. Next, work with a qualified real estate professional to find a home in your target neighborhood.
STEP 5: APPLY FOR AN OMAHA LOAN
Work with an Omaha 100 Participating Lender to apply for a loan. Our consortium mortgage lending partners will look at your monthly income, credit history, and debt level to confirm how much you may qualify for. The lender will also recommend the best Omaha 100 products for your specific needs.
