What Is Omaha 100?
Omaha 100 is a non-profit 501 ( c ) 3 organization.  The major goal of Omaha 100 is to help renters become home owners.  The mission of Omaha 100 is to provide homeownership opportunities through public and private partnerships, financing, and technical assistance enabling low and moderate income borrowers to own their own home.   The success of Omaha 100 has helped to support the mission’s of several community development corporations working in north and south Omaha .  Omaha 100 has centralized certain development functions so that each housing organization will not need to duplicate expertise within individual community development corporations.  Through the efforts of Omaha 100 and the community development corporations, the property values in targeted neighborhoods have remained steady or improved due to the increase in home ownership. 

Omaha 100 represents a consortium of lending institutions that pool funds to provide mortgage financing to home buyers and cash subsidiaries to community development corporations to produce decent and affordable housing.  Many financial institutions have taken a large interest in this organization because of their commitment to re-investing in the Omaha community.  Omaha 100 allows participating institutions to fulfill the needs of the community while increasing their Community Reinvestment Activity. 

Omaha 100 receives hundreds of request for assistance each year.  Their goal is to provide 100 loans each year.  Candidates come from a variety of sources including, walk-ins, referrals from community development corporations, lenders, realtors, and other familiar with the Omaha 100 program.  Qualified individuals meet with a loan officer who acts as a voice for individuals in loan committee proceedings and automated underwriting proceedings.  Candidates must also fulfill a number of requirements, which includes home buyer education, financial management from Family Housing Advisory Services, and other requirements depending on the candidates mortgage loan file.   

Omaha 100 History
Omaha 100 Incorporated in 1990 by Holy Name Housing Corporation in conjunction with John Maloney, former Vice President of Commercial Federal Bank, Sister Marilyn Ross and former Omaha Mayor Mike Boyle.  With the support of the founders, the board of directors, and the direct program staff, Omaha 100 developed into a successful mortgage lending program. 

In 2000, the board of directors changed the structure of Omaha 100 by making the organization a subsidiary of Family Housing Advisory Services.  Since Omaha 100’s inception, the organization has achieved the following: 

  1. 784 first mortgage loans with loan production of $44.1 million

  2. Leveraged $11 million in City of Omaha Community Development Block Grant Funds and Home Funds

  3. Distributed over $1 million in Federal Home Loan Bank of Topeka grant funds

How Omaha 100 Works
Omaha 100 provides conventional mortgage financing to approved applicants purchasing homes from community development corporations, public housing authorities, and from private homeowners on the open market.  Also, Omaha 100 offers a Nebraska Investment Finance Authority (NIFA) mortgage loan to applicants purchasing a home from a private homeowner on the open market.  Furthermore, Omaha 100 assist applicants who otherwise would not qualify for assists from traditional bank financing due to credit issues and/or insufficient savings for down payment and closing cost.
